The following information and documents are required for the final creation of your respective order.
After placing your order, please email them to info@groundfloor24.shop.

 

Area Measurements and Calculations, Floor Plan Creations:

  • Address of the property and if useful or needed a description to find the property 
  • If feasible, approx. 1 to 3 photos of the outside (not absolutely necessary, only to be able to find the property locally, e.g. in new development areas where there are no street signs or house numbers yet)
Next Steps:
  • We will contact you to arrange an appointment.
  • If the property is in one of the European Union Countries: if you have not yet confirmed with the order in the online shop www.groundfloor24.shop that we should start immediately with the commissioned or ordered service or services and your right of objection expires with complete execution, we request this aforementioned declaration with regard to your 14-day period right to object.
  • Access to the Property during the arranged appointment.
  • Creations of your order, e.g. area calculations, floor plan creations.
  • Sending the final invoice to you via email.
  • If we received the final payments, then you will receive your created order via email and/or email link, where you can download your order.

 

We are offering flat rate fees, so you know what you pay:

In our Online Shop we are offering flat fees for the following area measurements, calculations and floor plan creations.

 

1.450 Euro for Area Measurements and Calculations - one unit (living area calculation, e.g. flat, town house, detached house or usable area calculation, e.g. Office, Shop) up to 100m² plus 7.00 Euro/m² for more than 100m². The initial payment is 50% (725 Euro) in advance with the order.

The final invoice is based on the determined total area of the unit (950 Euro flat rate up to 100m², plus 7.00 Euro/m² for more). For example, the detached house has 165m² total living area, then is the total price 1.905.00 Euro (including statutory VAT, If applicable) (1.450 Euro plus 65m² * 7.00 Euro/m² = 455.00 Euro). - If the unit is a commercial office or shop the price would be the same.

If ordered in our Online Shop www.groundfloor24.shop each additional unit costs 725 Euro flat rate up to 100m², plus 7.00 Euro/m² for more) in the same property. If not ordered before, the Customer can before or while the Property Viewing Order online the needed additional Units or If Not possible, signs in written Form.

If you order more additional units in the same property you will get an discount of 10% on additional units, if the minimum order value is 1.300 Euro.

1.650 Euro for Area Measurements, Calculations and floor plan creation - one unit (living area calculation, e.g. flat, town house, detached house or usable area calculation, e.g. Office, Shop) up to 100m² plus 8.00 Euro/m² for more than 100m². The initial payment is 50% (825 Euro) in advance with the order.

The final invoice is based on the determined total area of the unit (1.650 Euro flat rate up to 100m², plus 8.00 Euro/m² for more). For example, the detached house has 165m² total living area, then is the total price 2.170.00 Euro (including statutory VAT, If applicable) (1.650 Euro plus 65m² * 8.00 Euro/m² = 520.00 Euro).- If the unit is a commercial office or shop the price would be the same.


If ordered in our Online Shop www.groundfloor24.shop each additional unit costs 825 Euro flat rate up to 100m², plus 8.00 Euro/m² for more) in the same property. If not ordered before, the Customer can before or while the Property Viewing Order online the needed additional Units or If Not possible, signs in written Form. 

If you order more additional units in the same property you will get an discount of 10% on additional units, if the minimum order value is 1.300 Euro.

Property Valuations and/or Short Reports:

  • Address of the property and if useful or needed a description to find the property 
  • Land register sheet
  • Energy certificate
  • Information on building encumbrances
  • Development contribution certificate
  • Information on contaminated sites
  • Living area calculation and/or usable are calculation 
  • Site plan or field map
  • Floor plans
  • Building permit
  • List of modernizations
  • Utility bill or utility bill for the past 3 years
  • Declaration of division, community rules and minutes of the owners' meeting of the past 3 years (concerns residential and part ownership)
  • Special legal burdens/rights, e.g. lifelong right of residence, usufruct right, superstructure right, leasehold, window right, real load - For these "SPECIAL LEGAL BURDENS/RIGHTS" WE CHARGE FOR EACH OF  THEM AN EXTRA FEE of 800 Euro, because of the complexity and considerable additional effort. You can order this service directly in our online shop or we will calculate it after knowledge that such a right exists or, if necessary, after written agreement with the final invoice. Walking, driving and routing/line rights are usually normal rights that do not mean any additional work (no extra fee).
  • Approx. 10 photos of the outside and, if feasible, approx. 10 to 20 photos of the interior including heating, sanitary and building services systems

If you need support in obtaining the aforementioned information and documents for a Property Valuation and/or Short Report you can, if you wish, order our additional Services "PROCURE AND OBTAIN OFFICIAL INFORMATION AND DOCUMENTS FOR MARKET PRICE VALUATION AND/OR SHORT REPORT" for 750 Euro in our online shop. 

After we have received your order, we will send you the prepared power of attorney via email required for this, with a request for your signature.

If some of the above information and documents are not available (for example a missing building permit), we will inform you and looking forward to find a solution. If no usable area calculation is available, we recommend that you order this from our online shop, as this is absolutely necessary for the property valuation.

We are offering flat rate fees, so you know what you pay:

Since we prepare in Germany property valuations and short reports and work together with a nationwide network of experts, we do not charge any travel expenses. For almost 100% of all orders, after the order has been specified, we agree on a flat fee based on the fees on www.groundfloor24.shop. We believe this is the fairest course of action so you know what you pay and we know what we get. In essence, one could say about the fee table that the higher we estimate, the more we would have earned. However, this approach seems illogical to us, since the market value (impartial, independent, neutral, objective and without personal interest) is to be determined and the fee is not to be increased by a high rating. So be careful with offers purely based on fee tables, by hours (then the expert can take his time), basic fee plus percentage or per thousand details (this is how the experts work quite often), because you never know what you will get later should/must/have to pay.

1.499 Euro Market Price Valuation including one Unit (Residential Properties)

The initial payment is 50% (724.50 Euro) in advance with the order. The final invoice is 999 Euro. If there is an special legal burden/right, for example lifelong right of residence, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 2.299 Euro (including statutory VAT, If applicable).

For example, if the property is an two-family house or single-family house with granny flat, means in total 2 units in the same property, then would be the final invoice 2.149 Euro (including statutory VAT, If applicable) (1.499 Euro for the first unit plus 650 Euro for the second unit).


If ordered in our Online Shop www.groundfloor24.shop each additional unit costs 650 Euro in the same property, for example If not ordered before, the Customer can before or while the Property Viewing Order online the needed additional Units or If not possible, signs in written Form.

2.299 Euro Market Price Valuation including one Unit (Mixed Residential/ Commercial Properties)

The initial payment is 50% (1.149.50 Euro) in advance with the order. The final invoice is 2.299 Euro. If there is an special legal burden/right, for example lifelong right of residence, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 3.099 Euro (including statutory VAT, If applicable).

For example, if the property is an two-unit house with a shop in the groundfloor and a flat in the top, means in total 2 units in the same property, then would be the final invoice 2.949 Euro (including statutory VAT, If applicable) (2.299 Euro for the first unit plus 650 Euro for the second unit).


If ordered in our Online Shop www.groundfloor24.shop each additional unit costs 650 Euro in the same property, for example If not ordered before, the Customer can before or while the Property Viewing Order online the needed additional Units or If not possible, signs in written Form.

2.299 Euro Market Price Valuation including one Unit (Commercial Properties)

The initial payment is 50% (1.149.50 Euro) in advance with the order. The final invoice is 2.299 Euro. If there is an special legal burden/right, for example leasehold, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 3.099 Euro (including statutory VAT, If applicable).

For example, if the property is an commercial property with one shop and 3 office units, means in total 4 units in the same property, then would be the final invoice 4.054 Euro (including statutory VAT, If applicable)  (2.299 Euro for the first unit plus 3 * 650 Euro with 10% discount = 1.755 Euro for the additional 3 units).

2.749 Euro Short Report including Market Price Valuation including one Unit (Residential Properties)

The initial payment is 50% (1.374.50 Euro) in advance with the order. The final invoice is 1.949 Euro. If there is an special legal burden/right, for example lifelong right of residence, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 3.549 Euro (including statutory VAT, If applicable).

For example, if the property is an two-family house or single-family house with granny flat, means in total 2 units in the same property, then would be the final invoice 3.399 Euro (including statutory VAT, If applicable)  (2.749 Euro for the first unit plus 650 Euro for the second unit).

The initial payment is 50% (1.724.50 Euro) in advance with the order. The final invoice is 3.549 Euro. If there is an special legal burden/right, for example lifelong right of residence, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 4.349 Euro (including statutory VAT, If applicable).

For example, if the property is an two-unit house with a shop in the groundfloor and a flat in the top, means in total 2 units in the same property, then would be the final invoice 4.199 Euro (3.549 Euro for the first unit plus 650 Euro for the second unit).

3.549 Euro Short Report including Market Price Valuation including one Unit (Commercial Properties)

The initial payment is 50% (1.724.50 Euro) in advance with the order. The final invoice is 3.549 Euro. If there is an special legal burden/right, for example leasehold, we charge for each of them an extra fee of 800 Euro. That means in such construction the final invoice is 4.349 Euro.

For example, if the property is an commercial property with one shop and 3 office units, means in total 4 units in the same property, then would be the final invoice 5.304 Euro (3.549 Euro for the first unit plus 3 * 650 Euro with 10% discount = 1.755 Euro for the additional 3 units).
